Fit the smart lock after your snagging inspection and after the developer has fixed any door snags, but before your furniture arrives. That window is usually a few days to two weeks. It keeps the developer’s warranty on the door clean, gives you time for any building approval, and means the first night in your new home isn’t spent behind a lock that dozens of contractors have keys to.
The most common mistake we see is keeping the developer’s cylinder. In a new building, you don’t know how many keys exist for your door, so whatever lock you choose, the old cylinder comes out.
What happens to your front door between handover and move-in?
Here’s how handover usually runs for a new apartment or villa in Dubai. The details vary by developer and community, but the order is usually the same.
- Final payment and handover appointment. You get the keys, access cards and a handover pack.
- Snagging inspection. You, or a snagging company, walk the unit and list defects. The developer fixes them.
- Utilities. DEWA (or SEWA, ADDC, AADC depending on the emirate) gets connected in your name.
- Move-in permit. Most towers and gated communities want one before movers can bring furniture in. You apply through the community portal or the building office.
- Fit-out or modification approvals, if you’re changing anything.
- Moving day.
The front door sits across steps 2, 5 and 6. That’s why timing matters.
Why shouldn’t you fit the smart lock before snagging?
Because the door is still under the developer’s defects liability period. In Dubai that’s commonly 12 months from handover for finishing items and fittings, with longer liability for structural defects. Check your own sale agreement for the exact terms.
If the door is warped, the frame is out of square, the latch doesn’t catch, or the closer slams, that’s the developer’s job to fix. Fit a new lock first and you give them an easy reply: someone else has been working on this door, so it’s not ours anymore. Defects periods don’t usually cover owner modifications.
So check the door during snagging, before anyone touches it:
- Does it close and latch on its own without lifting or pushing?
- Is the gap between door and frame even, top to bottom?
- Does the existing key turn smoothly, both sides?
- Is there a fire-rating label on the hinge edge?
- Are there scratches, dents or swelling on the leaf?
- Does the door closer pull it shut fully?
Report everything in writing. A smart lock on a door that binds will drain batteries fast and jam its bolt, so a door snag left unfixed becomes a lock problem later.
Why should you fit it before moving in?
There are three reasons, and the first is keys. During construction, the main contractor, fit-out crews, MEP subcontractors, cleaners and the developer’s handover team all needed access to your unit. Some sites use construction keying systems that disable the old keys at handover. Many don’t, or you have no way of knowing which one your building used. You might get two or three keys in your handover pack, but nobody can tell you how many copies were cut.
The second is that an empty home is easy to work in. A technician can open and close the door, drill if needed and test everything without moving boxes, rugs or a sofa that’s blocking the entrance hall.
The third is the move itself. On moving day, you’ll have movers, the building’s security, maybe a cleaner and a handyman going in and out. A smart lock lets you give each of them a code that only works that day and see in the log when they came and went. A key under a doormat does none of that.
What about the developer’s master key?
This is the bit people forget. Here’s what each option does to the old keys.
| What you fit | Does the old cylinder stay? | Do the developer’s keys still work? | What to do |
|---|---|---|---|
| Nothing, keep the original lock | Yes | Yes | Change the cylinder at the very least |
| Retrofit lock over the inside thumb-turn (like SwitchBot Lock Pro) | Yes | Yes, from outside | Swap the cylinder for a new one, then fit the retrofit |
| Smart lock using the existing mortise body | Usually replaced with the smart lock’s own cylinder | No, if the cylinder is replaced | Confirm the technician swaps it, and keep the new keys |
| Full smart lock with its own mortise body (like the EZVIZ DL05) | No, the whole body and cylinder are replaced | No | Keep the new mechanical keys in a safe place |
A retrofit is the gentlest option for a fire-rated door, and it doesn’t need drilling. But it sits on the inside of your existing lock, so the outside cylinder and every key cut for it still work. If you go that way, replace the euro cylinder first. Prices vary a lot by grade, so ask for a quote. Measure the old one before you buy and match the length exactly, or it’ll stick out of the door or sit too deep to turn.
Do you need a NOC before fitting a smart lock?
It depends on what you change. Our developer NOC guide covers the full process. For handover timing, these are the points that matter:
- Most apartment front doors in Dubai towers are fire-rated. Changing the lock body on a fire door usually needs building approval. Ask for the building’s fit-out or modification rules when you collect your keys.
- A reversible retrofit or a straight cylinder swap is less likely to need a full NOC. Confirm with building management anyway, because some buildings have rules about what faces the corridor.
- Villas and townhouses usually have more freedom, but community rules still apply.
- Approvals commonly take a few business days to a week. Apply at handover, not after snagging, so it runs in parallel with the developer’s fixes.
If you’re buying off-plan and still months away, ask the developer now whether the door is fire-rated and what lock body it uses. You can plan your lock before you have the keys.
What does a good handover timeline look like?
Here’s a worked example from the kind of job we do often.
- Day 0, Saturday. Sara collects the keys to her new two-bedroom in a Dubai Creek Harbour tower. The handover pack includes two keys and two access cards. The door has a fire label on the hinge edge.
- Day 0, afternoon. She sends us photos of both faces of the door and the edge on WhatsApp. The lock body is a standard mortise with a euro cylinder.
- Day 1. Her snagging company finds the door rubs at the top corner. It goes on the snag list along with 40 other items.
- Day 1. Sara asks building management about lock changes. They tell her a full lock body change needs approval because it’s a fire door, and they send the form.
- Day 4. The developer’s team planes and rehangs the door. Sara checks it closes cleanly.
- Day 6. Building approval comes back with a condition: the lock must keep the door’s fire rating and the corridor face must be a dark finish.
- Day 8. We fit a mortise smart lock with its own body and cylinder, so the developer’s cylinder comes out. Fitting takes about an hour. Sara enrols her fingerprints, sets her own code and adds her husband in the app. We fit a G2 gateway in the entrance hall.
- Day 9. Sara books the move. She makes a code for the movers that works only 08:00 to 18:00 on moving day, and another for the curtain installer the day after.
- Day 10. Moving day. She’s at work for half of it and watches the entries in the app. The movers’ code stops working at 18:00.
- Day 11. She deletes both temporary codes. The developer’s keys go in a drawer. They don’t open anything now.
Total time from keys to move-in: ten days. Nothing was fitted before snagging, nothing waited for approval longer than it had to, and no unknown key opens the door.
What does it cost?
Here are our current listed prices. Check the product pages before ordering.
| Item | Price | Fits best when |
|---|---|---|
| SwitchBot Lock Pro | AED 509.99 | You want no drilling and plan to change the cylinder separately |
| Altix R9 smart lock | AED 494.99 | You want fingerprint, code, card and app with timed codes |
| EZVIZ DL05 (6068 body) | AED 499 | The door suits a 6068 mortise body |
| Altix G2 gateway | AED 179.99 | You want remote unlock and live alerts |
| Fitting with us | AED 450 Dubai and Sharjah, AED 550 Abu Dhabi and other emirates | Any of the above |
A typical new apartment setup with the Altix R9, the G2 gateway and fitting in Dubai comes to AED 1,124.98. A retrofit with a new cylinder costs less to fit, but you’ll still pay for the cylinder.
When should you wait?
Don’t rush the lock if the door snag isn’t fixed yet. A lock on a door that drags will fail, and the developer will blame the lock.
Wait as well if you’re renting the unit out straight away. Agree the lock with your tenant or property manager first. Our rented apartment guide covers both sides of that.
And if the building hasn’t replied about approval, don’t fit a new lock body on a fire door anyway. A cylinder swap is fine in the meantime and it deals with the key problem on day one.
