Yes, you can fit a smart lock in a rented apartment in Dubai. You need your landlord’s permission first, and in most buildings you’ll also need an NOC from the owners association.
There’s a second rule that catches tenants out, and it has nothing to do with permission. Under Dubai’s tenancy law, improvements you make to a rented property don’t automatically come off the door with you when you leave. So before you choose a lock, get one sentence into the permission email: you’ll remove it and refit the original hardware at your own cost before handover.
This matters to more people than it sounds. Betterhomes puts 77% of Dubai residents in rented homes, and 69% of renters say they’d consider moving if their rent rises significantly. If that’s you, buy a lock that comes off the door in ten minutes and travels with you.
What Dubai’s tenancy law says about changing your lock
Nothing in Dubai law mentions smart locks. What applies is the general rule about changes a tenant makes to a rented property, set out in Law No. 26 of 2007 and its amendment, Law No. 33 of 2008. Four articles decide how this goes for you.

Article 23 is the one people don’t see coming. A new lock body cut into the door leaf can be read as an improvement to the property, and without a written agreement saying you can take it, it isn’t yours to remove. A retrofit unit that clamps over the existing thumbturn is a far easier argument, because the door itself never changed.
Two honesty points before you act on any of this. None of it is legal advice, and disputes in Dubai are decided by the Rental Disputes Centre on the facts of your own contract. And this is Dubai law only. Abu Dhabi, Sharjah and the northern emirates run their own tenancy rules, so read your contract before you order anything.
Which type of smart lock fits a rented apartment?
There are four ways to put a smart lock on a rented door in the UAE, and they carry very different levels of risk to your deposit.

For a standard Dubai apartment the choice is nearly always the first two. Most apartment entrance doors here use a mortise lock case with a euro cylinder, which is why the cylinder swap is such a clean job. You pull one cylinder out, you put another in, and the door is untouched. We went through that hardware in more detail in our guide on replacing a mortise lock.
The retrofit option goes one step further. It sits on the inside face of the door, over the existing thumbturn, motorises it, and leaves your original key working exactly as before. Your landlord’s key still opens the door. That’s usually the detail that gets you a yes.

Read the last row before you read the prices. If you move once in four years, the retrofit route still costs what it cost on day one, because you unbolt it and take it with you. The cylinder route costs you one more fitting fee, around AED 350, or nothing if you’re comfortable doing it yourself. The full replacement route means buying again.
If your tenancy has under a year left, look at refurbished stock instead. A refurbished CL1X TTLock cylinder runs AED 324.99, which changes the arithmetic on a short stay.

How to ask your landlord, step by step
Here’s how this runs in practice. Two-bedroom apartment in Al Furjan, tenancy from 1 October 2026 to 30 September 2027, fire-rated entrance door with a mortise case and a euro cylinder.
- Sunday morning. Photograph the door. Both faces, a close-up of the cylinder where it sits in the lock case, and the strike plate. Five minutes.
- Sunday morning. Measure the cylinder. Open the door, look at the edge, and measure from the fixing screw to each face. You’ll usually get something like 35/35 or 30/40 mm. That measurement decides what we ship you.
- Sunday, same hour. Email the landlord or agent. Say which lock, say it’s a cylinder swap with no change to the door, say the existing key will be kept and returned, and say you’ll refit the original cylinder at your own cost before handover. Attach the photos.
- Monday to Wednesday. Most agents reply inside three working days. If yours doesn’t, resend and copy the property management company.
- Wednesday. If the building requires it, the agent applies to the owners association for an NOC. This is common in Emaar, Damac and Nakheel communities, and it’s the step that adds calendar time, not the install. Our developer and NOC guide covers who asks for what.
- The following week. NOC comes back. Budget five to ten working days and don’t book the installer before you have it.
- Install day. A cylinder swap takes 30 to 45 minutes including testing. A retrofit unit is closer to 20.
- Install day, immediately after. Put the original cylinder and both original keys into a labelled zip bag and photograph the bag. Store it where you’ll find it in a year.
- Install day, before the technician leaves. Check the admin account is in your name and on your phone. Delete any temporary code used during setup. Add your own codes and name them, so “Cleaner Tuesday” is obvious in the log six months later.
- Seven days before handover. Refit the original cylinder, photograph the door in its original state, and email the photos to the agent. You now have a dated record if the deposit conversation goes sideways.
Total elapsed time is usually two weeks, and almost all of it is waiting for an NOC.
What happens to your deposit
Dubai landlords normally take 5% of annual rent as a deposit on an unfurnished unit and around 10% on a furnished one. Those are market conventions rather than figures written into the law, and the law doesn’t set a refund deadline either. In practice most landlords settle within about 30 days of handover.
Article 21 is the test that matters here. Hand the door back the way you got it and there’s nothing to deduct, which is why the labelled bag in step 8 does more for your deposit than any clause you could negotiate.
Where tenants lose money is predictable. They throw out the original cylinder. They drill a new strike plate to fix an alignment problem. Or they leave the smart lock on the door assuming the landlord will be pleased, then find the landlord wants the original hardware back and bills them for a locksmith. If you’d rather have the option of walking away from the lock instead of removing it, get that in writing at the start, because Article 23’s default runs the other way.

Hold off entirely if any of these apply. You have under four months left on the tenancy. Your landlord has said no in writing and you haven’t asked why. The building runs a centralised access system and the OA won’t allow a change. Or your entrance is a fire-rated leaf and the job you’re considering means cutting into it, which is a different conversation from swapping a cylinder.
What goes wrong for tenants specifically
A stiff door is the most common one. Retrofit motors turn a thumbturn, so if the deadbolt binds because the door has dropped or the frame has moved, the motor struggles and the battery drains fast. Fix the alignment first. Unless your contract says otherwise, Article 16 puts maintenance and repair of defects on the landlord, so raise it as a maintenance request rather than paying for it yourself.
Auto-lock is the feature tenants enable on day one and regret in week two, usually while standing in the corridor in a towel. Leave it off until the codes and fingerprints are working for everyone in the flat.
Remote unlocking needs a gateway sitting on your Wi-Fi. A battery lock can’t hold a Wi-Fi connection because the radio would drain the cells in days, so the lock speaks Bluetooth and sleeps between uses. If your building supplies the internet and you can’t reach the router settings, check that before you buy the gateway.
Don’t hand your app account to the next tenant when you leave. Factory reset the lock, delete the property from your account, and let them start clean, because your account holds your unlock history.
And keep the original hardware. Losing it is the single most expensive mistake on this list, and it’s the one we see most often.
FAQ
Do I need my landlord’s permission to fit a smart lock in Dubai?
Yes. Article 19 of Law No. 26 of 2007 says a tenant may not make changes to the property without the landlord’s permission. Get it by email, not by phone.
Can my landlord refuse?
They can. The law gives them the say on changes. What usually turns a no into a yes is showing them the change is reversible, that their key still works, and that you’re paying to put it back.
Will a smart lock cost me my deposit?
Not if the door goes back the way you got it. Keep the original hardware, photograph everything, and refit before handover.
Can I take the smart lock with me when I move?
Physically, a retrofit or a cylinder comes off in minutes. Legally, Article 23 says you may not remove leasehold improvements unless the parties agreed otherwise, so put the removal right in writing when you ask for permission.
Does a lock change need to be registered with Ejari or DLD?
We’ve never seen a lock change require an amendment to an Ejari registration. What you need is your landlord’s written approval and, in many buildings, an NOC from the owners association.
What if my apartment door is a fire door?
Swapping a euro cylinder inside the existing lock case is a different job from cutting new openings into a fire-rated leaf. Send us a photo of the door edge before you order and we’ll tell you which one you’re looking at.
Is a retrofit lock as secure as a full replacement?
The retrofit keeps your existing deadbolt and cylinder, so the mechanical security is unchanged. What changes is how the bolt gets turned. A full replacement changes the mechanical parts too, which can be an upgrade or a downgrade depending on what you’re replacing.
Can I still use my normal key?
With a retrofit, yes, and so can your landlord. With a cylinder swap, the old key stops working, because the cylinder it belonged to is in your drawer.
