In almost every managed community in Dubai, yes, you can install a smart lock, but on the building’s terms, not just yours. The part most residents miss is that your apartment’s front door is usually a steel fire-rated door that belongs to the building’s safety system, and changing it is governed by your Owners Association, the building management, and sometimes the master developer. Do it the right way and it’s simple. Do it without checking and you risk a fine from the association, a fire-compliance problem, or a dispute when you move out or sell.
Here’s how it actually works across communities run by the likes of Emaar, Nakheel, Damac, Wasl, Sobha, Ellington and Binghatti.
Who actually decides: the developer, the association, or you?
The big names build and hand over a community, which is then run day to day by an Owners Association (OA) and a building or community management company. (Aldar in Abu Dhabi and Arada in Sharjah and Dubai follow the same model.) The inside of your apartment is yours. The front door sits in a grey zone: it opens onto a shared corridor, it is usually fire-rated, and its outward appearance and safety rating are the building’s concern, not only yours. That’s why a lock change goes through a process rather than a screwdriver on a Saturday afternoon.
The two permissions residents most often skip
1. The NOC. For anything that modifies or replaces the door, you generally need a No Objection Certificate from your building management or OA, and sometimes the master developer as well. Big developers like Emaar, Nakheel and Damac run online portals for exactly this. Approvals usually take around 3 to 7 business days. The NOC confirms your change fits community rules, fire codes, and safety regulations.
2. Landlord permission. If you rent, the door is not yours to permanently alter. A standard Ejari tenancy means you ask the landlord first, and most are fine with a reversible lock that leaves the original untouched.
The fire door: the part that trips everyone up
Most Dubai apartment entrances are steel fire-rated doors fitted with a standard euro-profile cylinder. That single detail decides a lot:
- You cannot drill, cut, or replace a fire-rated door in a way that breaks its rating. That rules out many full-body mortise swaps unless you use a compliant, approved lock.
- You can almost always work with the existing euro cylinder, or fit a reversible retrofit on the inside, without touching the door’s rating. This is why retrofit smart locks are compatible across most Dubai towers, JBR, Dubai Marina, Downtown, Business Bay, JVC, JLT and the rest, with no modification to the door itself.
The takeaway: the closer you stay to the existing door and cylinder, the fewer permissions you need and the less that can go wrong.
So, will “your developer” allow it?
There is no single brand-wide “Emaar says yes, Damac says no.” The policy is set at the community and building level by the OA and management company, and it varies from tower to tower. What is consistent across all of them is the process: check your building’s rules, get an NOC if you are modifying the door, and never compromise fire compliance.

- Emaar – Allows in freehold apartments (Emaar Community Management Permit required)
- Damac – Allows in freehold apartments (NOC required)
- Nakheel – Allows in freehold only with owner’s permission (NOC required)
- Binghatti – Allowed for older buildings. Most new Binghatti properties comes with SmartLock pre-installed.
- Sobha – Not clear policy / we have received rejection in few cases
- Wasl Properties – Strict no, we recommend only retrofit cylinder models
Note: Developers often change policies with short notice, this may not be accurate. Also policies depends if you are living in your own home or rented home or freehold etc. Check these before deciding.
A reversible retrofit that leaves the fire door and cylinder intact is the option least likely to need a full NOC and most likely to be waved through. Even then, confirm with your building management first, because appearance rules (the colour or finish facing the corridor) sometimes apply even to retrofits.
What this means for you, practically
- Renters: ask your landlord, pick a reversible retrofit, and remove it to restore the original at move-out. Nothing permanent, nothing to argue about.
- Owners: check your OA’s fit-out and modification rules. If you are only adding a reversible retrofit, you may not need a full NOC, but confirm. If you are replacing the door hardware, budget for the NOC and use a fire-compliant lock.
- Everyone: keep it reversible where you can. That one decision keeps you compliant across almost every Dubai community.
